Comprehensive Evaluation on the Health of Real Estate Market in Shandong Province

Abstract


In this thesis, the evaluation index system of the real estate market (REM) health is established through the cluster analysis method, which includes 11 indicators and 4 levels. Research methods include: Analytic Hierarchy Process (AHP) is used to determine each indicator weight; The linear weighted method is used to obtain the health value; The systematic method is used to get the health standards threshold. In the end, the healthy development of Shandong REM are analyzed from two aspects of temporal evolution and spatial difference. The results are shown as follows: (1)The health of Shandong REM is mainly affected by supply-demand and price level, of which real estate investment(REI) and price are the most significant factors. (2) From temporal evolution, Shandong REM fluctuate weaker and weaker, and tend to be stable and cool. (3) The regional development of REM in 17 cities was imbalanced, and most cities were well-run, in addition to heating in Qingdao, overheating in Rizhao, cooling in Zaozhuang, Jining and Weihai. Finally, the author puts forward some suggestions on the healthy and stable development of Shandong REM.
